Stunning place with everything that was needed for a fantastic weekend. Photos don’t do it justice, the place is stunning and surrounded by nature. The games room being in a separate barn over the road is fantastic and so is the fact Sonos is fitted throughout the house both inside and out! A great place to stay and will definitely be coming back!

What a spot. This is hands down one of the best value properties l’ve ever stayed at. A group of us go away every year and this had everything.
There is nothing you’d need at this spot, hot tub for the post hike, plunge pool to wake in the morning then gather some fresh eggs, everything in the kitchen you’d need for cooking big meals, very comfy beds and great location to pubs, coast and hikes all round!
The games room was perfect for the evening and speakers throughout gave a great backing sound to it all.
Beers and cookies on arrival was a nice touch.
If you take a walk into penny bridge stop at the Bakery and Wineshop!
The only thing I’d add to Martin is a knife sharpener in the kitchen would be great. Lots of knife but hard to chop with most of them.
But if that’s the only improvement can’t go wrong!

Beautiful place
We came for my father in-laws 70th birthday as a family of 12 with 4 dogs. Prior to arrival Martin was always on hand to answers any questions we had. On arrival we had a lovely welcome package of coffee, beers, biscuits and treats for the dogs. The enclosed garden was amazing for our dogs & views that you would never get tired of!! We felt the accommodation had everything needed, really thinking about guests stays. The big outdoor dining area was prefect for the birthday bbq tea & we sat out all evening. With our dogs running/playing in the beautiful safe garden, we could relax and enjoy every minute. We would definitely come back, our children didn’t want to leave.
Lovely relaxing rural house

Hill Top is beautifully located between the bay and the southern lakes. The house is clean, private, comfortable, warm and rustic. Lovely spaces inside and outside a covered terrace with super views and a pretty garden. Comfortable beds and a very well-equipped kitchen. We were 6 and only needed the farmhouse – the barn is a lovely extra space for a bigger group.

I booked Hill Top Farm for a surprise 70th Birthday celebration for my Husband. I could not have picked anywhere better! Sixteen of us, ranging from 78 to 8 months old thoroughly enjoyed everything it had to offer.The weather was kind to us too so we enjoyed the swimming pool and hot tub. The children loved the hens and collecting eggs daily. The table outside was perfect for the family to sit together for our meals. The games barn was also a great hit.
Inside the property everything was clean and well equipped. We had taken large pans but this was unnecessary as there were plenty there. We also did not need to have taken tea bags and coffee but we did!
It will remain a special place for all my family as we look back on a wonderful holiday for many years.

A wonderful place to stay especially for a large family group. Lots of space and cosy and warm. The outdoor door pool is a great addition even for a cold dip on Christmas morning! The games barn was very well used by teenage grandchildren and fathers. The hot tub was a joy with lovely views. The kitchen is has just about everything you could possibly need. Love to return to enjoy it all again in the summer sunshine.
We had a wonderful family Christmas so thank you Martin.

As a group of middle aged to elderly mountain bikers, we were looking for somewhere located close to the hills but away from the crowds. Hill Top Farm provided this and so much more. We ate every meal “al fresco”, patronised a number of local eateries and loved the games room where table tennis matches were hard fought.We had a room each and were very happy with our choice. My partner and I loved our stay here. The barn was beautiful and immaculately clean, and had all the amenities we needed. Fab location, very accessible to nearby towns and tourist attractions. The welcome pack and dog welcome pack were very nice touches too.
Martin was extremely helpful and very friendly, and we would definitely recommend this place to anyone thinking of visiting the lake district. Thank you for having us ®

We were a party of 12 and stayed in Hill Top and the Barn for grandad’s 80th birthday celebration and we all thought it was the best place we had stayed in. It was in a beautiful setting and very well equipped. The bedding and towels were great, we had plenty of wood for the fires. The whole place was warm and cosy and great for the children to play hide and seek. The hot tub was a great favourite and we were glad of the heating in the Games Barn. The cjildren enjoyed the swings and even the chicken kindly gave us two eggs. I enjoyed looking at the water colours and artwork that had been collected. We were also given a very warm welcome at the local Tottlebank Baptist Church. We had a wonderful time and would love to come again in the future.”
Just in case you are buying things for the property, the cutlery tray in the Hill Top Farm dishwasher was missing, so we borrowed the one from the Barn. Also I could not find a potato masher or rolling pin in either kitchen., maybe I just was looking in the wrong place. I had taken my own, so it was no problem.

We have now left the lovely Lake District and are in the process of returning to our respective homes across England. Everyone agrees: it was a fabulous time, and Hill Top Farm and Barn was simply ideal for us. We really could not have imagined anything that would have suited us better. Martins place is beautiful and the surrounding are stunning too. The fresh chicken eggs in the morning were a real treat. The games room across the road was fantastic. we spent most evenings in there.
There are multiple bluetooth speakers setup around the property which was really handy.
The hot tub was great, we had a small issue but we gave Martin a call and he and talked me through the fix. The entire family had a great time, no complaints! Highly recommended!

A perfect location for our extended family gathering, 13 people, family & friends from the UK, USA & Mexico enjoyed 3nights at the farm. Wonderful location to use as a base to explore the lake district or simply relax in the countryside. The place was everything and more than we expected and impressed members of our group who had never been in England before. Would not hesitate to recommend staying here no matter how many people in your party. We hope to stay here again in the not so distant future! We thoroughly enjoyed a lovely time in this beautiful home. It was more than well equiped for every need, the views were outstanding and secluded to feel like your really in your own little bubble.
It is such a warm and cosy family home, that is spotlessly clean. Facilities close by was so convenient, lake spot nearby was a nice day out. Games room was fantastic, garden for the little ones was like a explorers paradise with the chickens as an extra excitement. Swing and hammock was in constant use too.
Little touches like fresh flowers and fully stocked with utensils, cleaning essentials, and tea, coffee and sugar.
Couldn’t have asked for more, perfect getaway and gave us the loveliest memories. Thank you

Fantastic place for large groups. Close enough to the main attractions but far enough away to be secluded and peaceful. Fantastic WiFi if you need it. Good comfy beds and loads of space. Plenty of fridges/freezer space and extremely well-equipped kitchen areas. Central heating but stove/open fires also. Really well-equipped games room (separate from the main building) with snooker, pool, darts, table football, croquet, boules. Loads of car park space (we had six cars parked). Would definitely recommend for large families and groups.
Look no further – just stay here. Perfectly rural setting for getting away from it all. The barn is absolutely beautiful, stylish and cosy. I can’t think of anything that would have improved our stay, it was just lovely.
We had an absolutely wonderful weekend staying is this beautiful, cosy home – it was the perfect place to come back to after a long walk in the Lake District. Martin was very responsive and provided lots of useful information. Would highly recommend a stay here, it’s even better than the pictures!

The hill top barn surpassed our expectations, the location was peaceful and very idyllic, yet within fairly easy reach of the local town and other major Lake District towns and attractions. The barn itself is beautiful. Well-equipped and modern inside, while still retaining the authentic charm you expect of an old farm building – and no need to worry about being cold, it’s clearly very well insulated, we barely needed the woodburner!. Our hosts had also payed considerable attention to detail, with lots of little touches such as lovely fluffy towels and crisp bedding to rival most hotel stays. Would definitely recommend it if you want a relaxing retreat away from it all.
